What does it cost to renovate or extend in Canberra?

It is the first question almost everyone asks, and the hardest one to answer in a single number. Canberra is more expensive to build in than many Australian cities, so a realistic budget matters more here than most places. Here are the ballpark ranges we see, and the things that push a project up or down within them.

A quick note before the numbers. Every home and block is different, so treat these as a starting point for a conversation, not a quote. The point is to help you set a sensible expectation before you fall in love with a design you cannot build.

Renovation costs by room

Kitchens and bathrooms are where most renovation budgets go, and where the range is widest because the finish level makes such a difference.

A budget kitchen keeps the existing layout and focuses on high-impact changes like benchtops, tapware, handles and paint. The mid-range is where most people land, adding custom cabinetry, stone and better appliances. A cosmetic bathroom keeps the layout and swaps tiles and fittings, while moving fixtures, adding comfort features or dealing with drainage pushes you up into the premium band.

Full home renovations

A whole-home renovation is the biggest number a homeowner is likely to face, and the spread is huge because it depends entirely on how much you change.

  • Cosmetic across the house (paint, flooring, fixtures): roughly $5k to $50k.
  • Partial structural (significant layout changes): around $100k to $300k.
  • Complete transformation: $300k to $600k and beyond.

The rule of thumb is simple. The more of the internal layout you move, the more you spend, because walls, plumbing and structure all bring engineering and approvals with them.

Extension costs

Adding space rather than reworking it comes with its own guide numbers. As a starting point, a single-storey extension that includes wet areas such as a bathroom or kitchen generally starts from around $3,000 per square metre and climbs with the specification. A master bedroom, ensuite and robe addition on a flat block, to a standard finish, typically starts near $100,000.

What moves the number in Canberra

The age of your home

Many Canberra homes were built before 1979. They often have good bones but were not built to today’s standards, so electrical upgrades, plumbing work and in some cases asbestos removal can add cost that is not obvious at first glance.

How much you change structurally

Moving walls, relocating plumbing or adding rooms means engineering input and council approvals. The bigger the structural change, the bigger the flow-on cost.

Approvals and permits

ACT building work often needs planning and building approvals, and these typically add around 15 to 20 per cent of the construction cost, usually payable early in the project. It pays to budget for this from day one rather than treating it as a surprise.

Climate, heritage and access

Canberra’s big seasonal swings make solar orientation and insulation important, which can affect cost. Heritage overlays and zoning rules add complexity in some suburbs, and a tricky site, a steep block or a second-storey job all lift labour costs.

How to budget with confidence

Five things that keep a budget honest

  • Keep a contingency of 10 to 20 per cent for the things you cannot see until work starts.
  • Get at least three written quotes so you understand the real scope.
  • Separate your must-haves from your nice-to-haves before you design.
  • Consider staging the work so high-impact rooms come first.
  • Talk to your bank early and settle on a figure you are comfortable spending.
