Why involve your builder early?

Traditional tendering often leaves detailed costing until the design is complete. If the tender price is higher than the budget, the project may need substantial redesign, lose important features or stall altogether.

Early builder involvement changes the timing of that information. Construction knowledge and cost feedback are introduced while the design can still respond. This allows decisions about footprint, structure, glazing, finishes and services to be tested before they are fully documented.

Our three-stage costing process

1. Feasibility Report

The Feasibility Report is an early budget snapshot prepared from sketches, concept drawings, site information and your project requirements. It uses current market information and comparable construction data to establish a realistic starting range.

At this stage, the objective is not to produce a fixed price. It is to identify whether the design direction, scope and intended level of finish are reasonably aligned with the available budget before further documentation proceeds.

2. Value Management

If the concept sits above budget or contains areas of uncertainty, we complete a focused review with you and your design team. We consider the footprint, structural system, windows, finishes, services and other high-cost components.

Alternatives are assessed against their effect on cost, buildability, performance and design intent. Value Management is not simply removing quality. It is directing the budget deliberately and resolving expensive details before they reach site.

3. Full Quantity Estimate

Once the drawings, engineering, specifications and selections are sufficiently developed, we prepare a detailed quantity-based estimate. Supplier and subcontractor quotes are incorporated, client selections are identified and provisional sums or prime cost items are clearly shown where required.

The result is a transparent construction costing that supports a fixed-price building proposal, documented scope and realistic program.

What information do you need to start?

We can begin with concept plans, sketches, site details and a clear discussion about your needs, priorities and budget. More detailed information is introduced as the project progresses.

Can you work with consultants we have already appointed?

Yes. We can coordinate with your existing architect, building designer, engineer, energy assessor and certifier. Where consultants have not yet been appointed, we can help identify what the project requires.

Does Value Management reduce the quality of the design?

It should not. The purpose is to understand where the budget is being spent and explore alternatives intelligently. Some options may simplify construction or change a material while preserving the performance and overall design intent.

When does the building contract begin?

The building contract is prepared once the scope, documentation, pricing and required approvals have reached the appropriate stage. Pre-construction work is completed under a separate agreement.
